On 25 June 2008, the Strakonice city council approved the guidelines for construction of roadways and engineering networks of general interest, which enable the city of Strakonice to participate in the development of networks by purchasing constructed work for an amount of up to 50% of purposely incurred costs, and in the case of building roadways this amount includes the price of the land developed by the roadway construction project.

 

Průmyslové zóny a lokality ve Strakonicích

 

(1) Na Jelence Industrial Zone

 

This locality is intended for the construction of an industrial zone usable for construction projects mainly of an industrial character.

 

Status

For the plots of land in the locality of Na Jelence an agreement on a future purchase agreement has been signed with the investor, and the investor is preparing the realisation of its objective. 

 

(2) Kání Vrch Industrial Zone

 

This locality is intended for the construction of an industrial zone usable for construction projects mainly of an industrial character.

 

Land use options

- production and assembly facilities for light industrial production

- administrative buildings

- storage facilities

 

Location

The locality is located in the eastern part of the city and corresponds to the existing industrial zone.

 

Area

The total area of the land is 70,000 m2.

 

Ownership and legal relationships

- The city of Strakonice already owns 82% of the plots of land

- The city is negotiating with the current owners about purchasing the rest of the land

 

Infrastructure

- The city is prepared to participate in the development of necessary technical infrastructure

- The specified locality can be connected to the existing water and sewerage network, the gas network and central heat lines

- Sufficient electricity capacity needs to be resolved by building a new substation

 

Transport serviceability

For the possibility of using the zone, it is necessary to expand the existing service roadway linked to the I/4 motorway (Prague - Strážný). 

 

Financial terms

The sale of the necessary land will occur based on an agreement with provided guarantees regarding development.

 

Status

Part of the locality is intended for city projects (gardening, dog shelters, recycling centre, compost facility).  

 

(3) Hajská Industrial Zone

 

This locality is intended for the construction of an industrial zone usable for construction projects mainly of an industrial character.

 

Land use options

- production and assembly facilities for light and medium industrial production

- administrative buildings

- storage facilities

 

Location

The locality is located in the southeastern part of the city near the I/22 motorway (Plzeň - České Budějovice).

 

Area

The total area of the land is 200,000 m2.

 

Ownership and legal relationships

- The city of Strakonice already owns 60% of the plots of land

- The city is negotiating with the current owners about purchasing the rest of the land

 

Infrastructure

- The city is prepared to participate in the development of necessary technical infrastructure

- The specified locality can be connected to the existing water network and the gas network

- Sufficient electricity capacity needs to be resolved by building a new substation

- developing the sewer network is also essential

 

Transport serviceability

For the ability to use the zone, it is necessary to construct a service roadway with rebridging of the existing Plzeň-České Budějovice rail route. 

 

Financial terms

The sale of the necessary land will occur based on an agreement with provided guarantees regarding development.

 

(4) Ostrov Locality

 

The city's aim is revitalisation of the locality of Ostrov located in the centre of the city and development of a new multipurpose urban zone. The company Fezko, vlnařské závody a fezárny a. s. Strakonice recently ended its activities in the locality of Ostrov. The result of this was the freeing up of numerous structures with construction and technical conditions and in many cases also architectural values that are very good. The concept of functional use of the locality calls for an emphasis on the historical context of development as a compact set of industrial architecture that fits naturally into the city's organism.

 

During reconstruction of existing buildings and/or new development, the following functions can be considered:

 

- retail, services, flea markets, sales passages

- administrative and financial premises (multi-purpose)

- public lodging and dining facilities

- cultural and sport facilities

- small crafts and studios

- residential and public facilities

 

Location

The site is located in the city centre in the area between the squares of Palackého náměstí and Velké náměstí.

 

The locality's central location is a guarantee of fulfilment of the basic requirements for non-complicated connection of business objectives to the already functioning set of urban amenities. The effort to partially restore the original island function of the locality is decisively also a unique return to the past and an attempt to make the locality more attractive.

 

Area

The total area of the land is 50,000 m2.

 

Premises intended for reconstruction

- a three-floor brick premises (floor area of-1,440 m2, enclosed space 5,044 m3)

- a three-floor brick premises partially fitted with a basement (floor area of 1,006 m2, enclosed space 4,620 m3)

- a three-floor brick premises (floor area of 3,331 m2, enclosed space 13,697 m3)

- a three-floor brick premises (floor area of 1,000 m2, enclosed space 2,600 m3)

- a four-floor brick premises (floor area of 3,530 m2, enclosed space of 10,638 m3)

- a four-floor brick premises (floor area of 2,956 m2, enclosed space 11,207m3)

 

Newly built structures are planned in a total developed area of 2,700 m2.

 

Ownership and legal relationships

Currently owned by individuals, legal entities and the city of Strakonice

 

Infrastructure

Equipping with essential engineering networks (electricity, water and sewer lines, central heating lines, gas lines, telecommunications cables) including reconstruction of the existing internal communication system are ensured for the specified locality by the city of Strakonice. 

 

Transport serviceability

- the locality is linked to the city's internal communication system

- the central location is optimum from the point of view of the connection of the squares Velké naměstí and Palackého náměstí.

- another advantage is the direct accessibility to state motorways I/22 and I/4

 

Financial terms

The sale of the necessary land or real estate will occur based on an agreement with provided guarantees regarding development.

 

Status

Private owners are gradually revitalising individual structures in the locality.

 

(5) Za Stínadly Locality

 

Objective

The locality resolved by a regulation plan is intended for living in family houses, and in the part along the main roadway (I/22) is intended for the development of commercial premises and administrative activities.

 

Location

The territory is located on the west edge of the city along the important I/22 motorway (Plzeň - České Budějovice) and in proximity to existing important business activities.

 

Ownership and legal relationships

Individuals or legal entities.

 

Infrastructure

Development of necessary infrastructure will be ensured by the investor. An investor is currently known for part of the territory.

 

Transport serviceability

The part for family houses is accessible from a local roadway. The part for public equipping borders the I/22 roadway (Plzeň - České Budějovice).

The zone is intended for the construction of business premises and other larger business activities.

 

Status

In a large part of the locality, with the financial support of the city of Strakonice transport and technical infrastructure were realised by a private investor, and a large part of the land intended for realisation of individual low-floor development is currently already in the hands of individual developers, and construction of family houses is currently being carried out.

 

(6) Jezárka Locality

 

The main purpose of the solution is to create a local residential centre naturally linked to the centre of the city. The regulation plan anticipates in this zone mainly residential development, the development of nursing homes, public amenities and approximately 1/3 of the area for construction of family houses.

 

Functional use of area:

- mixed areas with residential development, business and services

- family houses of an urban character

- sanitary facilities

- areas for public amenities

- mixed areas for development of commercial premises

- parks and public green spaces

 

Location

- the locality is located in the northwestern part of the city

- besides the construction of family houses, construction of an elementary school and sanitary facilities has also been completed here

 

Area

The total area of the land is 140,000 m2.

 

Ownership and legal relationships

The city of Strakonice owned 93% of the land, and the majority of it has already been transferred to private investors.  

 

Infrastructure

Equipping with essential engineering networks (electricity, water and sewer lines, central heating lines,and telecommunications cables) including construction of an internal communication system are ensured for the specified locality by the city of Strakonice.

 

Transport serviceability

The area will be linked to the bypass motorway with a direct link to the I/22 motorway in the direction of Plzeň - České Budějovice.

 

Financial terms

The sale of the necessary land will occur based on an agreement with provided guarantees regarding development.

 

Status

In the locality the city of Strakonice has realised transport and technical infrastructure. A large part of the land intended for realisation of individual low-floor development has already been developed with family houses. On the areas intended for realisation of residential development, 2 residential buildings have been built by the city of Strakonice and 4 have been built by a private investor.

 

(7) Na Muškách Locality

 

Objective

The objective is to enable individual development of family houses in an attractive part of the city of Strakonice in accordance with public demand. The solution includes areas of public greenery with sport and recreational opportunities.

 

Functional use of area:
- low-floor family development of an urban type
- sport facilities
- children's playgrounds
- relaxation spaces for adults (park greenery, relaxation spaces with benches)

 

Location

The territory is located in the southern part of the city on the northwestern inclined slope and is surrounded by already completed development of residential buildings and public amenities.

 

Area

The total area of the land is 39,000 m2.

 

Ownership and legal relationships

The city of Strakonice owned 100% of the land, and the majority of it has already been transferred to private investors.  

 

Infrastructure

The territory provides access to all necessary infrastructure (electricity, water and sewer lines, central heating lines, gas lines and telecommunications cables).

 

Transport serviceability

The area will be linked to the I/4 motorway in the direction of Prague - Strážný via the existing network of roadways and planned internal service roadways.  

 

Financial terms

The sale of the necessary land will occur based on an agreement with provided guarantees regarding development. The sale of the plots of land was commenced in 2010.

 

Status

In the locality the city of Strakonice has realised transport and technical infrastructure. Most of the plots of land intended for realisation of individual low-floor development is currently already in the hands of individual developers, and the development of family houses is underway. The city of Strakonice has also built a sport area in the locality of Na Muškách.

 

(8) Podskalí Locality

 

Objective

The locality is intended for residential use, and in the part along the main roadway (I/22) is intended for the development of commercial premises, administrative activities and transport services. The housing in residential buildings is situated to the west of the existing Mír residential complex. The areas for development of family houses are located at a sufficient distance from the main roadway near the areas intended for public greenery.

 

Location

The territory is located on the west edge of the city between the I/22 highway (Plzeň - České Budějovice) and the Podskalí relaxation zone. The area borders existing major business facilities and the largest residential complex in Strakonice.

 

Ownership and legal relationships

Individuals or legal entities.

 

Infrastructure

Development of necessary infrastructure will be ensured by the investor.

 

Transport serviceability

The area needs to be connected to the I/22 roadway and to newly created local roadways.

 

Status

In the southwestern part of the locality, a private investor has constructed a multi-floor residential building.

 

(9) Mezi Lesy Locality

 

Objective

The aim is to realise individual low-floor development of family houses. A regulation plan has been processed for the entire northern part of the locality.

 

Location

The territory is located in the northern part of the city to the east of the local Habeš neighbourhood, which is developed with family houses.The locality for development of family houses is surrounded by forest.

 

Ownership and legal relationships

Individuals or legal entities.

 

Infrastructure

Development of necessary infrastructure will be ensured by the investor. An investor is currently known for part of the territory.

 

Transport serviceability

The area is directly accessible from a 3rd-class motorway (in the direction of Blatná).

 

Status

In the northern part of the locality, with the financial support of the city of Strakonice transport and technical infrastructure were realised by a private investor, and a large part of the land intended for realisation of individual low-floor development is currently already in the hands of individual developers.

 

(10) Vinice - Šibeník Locality

 

Objective

The aim is to realise mainly individual low-floor development of family houses and partial development of residential buildings. A regulation plan has been processed for the entire locality.

 

Location

The respective locality for development of family houses is surrounded from the north by forest and from the south by existing developed territory. It has southern inclination with a large part used so far as garden spaces.

 

Ownership and legal relationships

Consisting to a large extent of very spread out territory with plots of land belonging to individuals, legal entities and the city of Strakonice.

 

Infrastructure

Development of necessary infrastructure will be ensured by the investor.

 

Transport serviceability

Most of the plots of land until the realisation of the northern traffic semi-span (relay motorway I/22) have been difficult to connect to the existing traffic and transport network.

 

Status

Due to the ownership fragmentation and the problematic connections to the existing traffic and transport network, traffic, transport and technical infrastructure have been realised so far by a private investor with financial support from the city of Strakonice only in the new street named Na Výsluní in the western part of the locality.

 

(11)  Nad Vaněčků Lomem Locality

 

Objective

The aim is to realise individual low-floor development of family houses. A regulation plan has been processed for the entire locality.

 

Location

The area is located in the southern part of the city and borders the existing territory with family houses.

 

Ownership and legal relationships

Individuals or legal entities.

 

Infrastructure

Development of necessary infrastructure will be ensured by the investor.

 

Transport serviceability

Since this will be a "green field" development, the potential investor shall ensure the development of all roadways and connections to existing local roadways.
